Lock Orchestrator

SmartThings Airbnb lock codes, on autopilot.

Your SmartThings hub can already set a code on your lock. Lock Orchestrator tells it which code, for which guest, and when, straight from your Airbnb, VRBO or Booking.com calendar. Then it checks the lock to make sure the code is really there.

Built on today's SmartThings

Uses the current SmartThings API with a normal sign-in. No Groovy, no custom SmartApp, no developer workspace, no subscription.

Works with your Edge driver

Compatible Z-Wave, Zigbee and Matter over Thread keypad locks work when SmartThings exposes lock-code management. Your lock must accept 4-digit codes.

Verified, not assumed

SmartThings accepting a command isn't the same as the lock storing it. Lock Orchestrator reads the lock's codes back before calling it active.

How it fits together

Calendar in, verified code out.

  1. Sign in with SmartThings and approve access. Your locks are listed automatically.
  2. Add a property with its Airbnb (or any iCal) export link, and pick its locks.
  3. Each booking gets a PIN, from the guest's phone digits when Airbnb includes them.
  4. 60 minutes before check-in the code is written through SmartThings and verified on each lock.
  5. 15 minutes after checkout it's removed, and the removal is verified too.

Running several homes, or some on Hubitat? One account holds them all. Check your exact lock model.

A smooth arrival matters to your guests and your business. An unresolved access problem can mean lost booking income and additional cancellation or relocation costs. Lock Orchestrator checks code updates through your hub, retries failed attempts and sends email alerts to help you catch problems before arrival. How this helps, and what booking-platform policies say.

FAQ

Questions, answered.

Does SmartThings have a built-in Airbnb integration for lock codes?

Not one that reads your booking calendar and manages a code per guest. Lock Orchestrator adds that on top of your existing SmartThings setup.

Do I need a special Edge driver?

No. Use whichever driver already lets you set a code on the lock from the SmartThings app. If the app can do it, Lock Orchestrator can.

Does it work with Airbnb?

Yes. Paste your listing's iCal export link. No Airbnb API approval or account connection is needed. Airbnb includes the last 4 digits of the guest's phone in the feed, and Lock Orchestrator uses them as the PIN when they are present.

How do I know the code actually reached the lock?

After every write, Lock Orchestrator reads the lock's code list back through the hub and only marks the code active once it is really there. If it is not, the write is retried automatically and you get an email to help you catch problems before arrival. The time available depends on when the booking syncs and the problem is detected.
