Does it work with Airbnb?
Yes. Paste your listing's iCal export link. No Airbnb API approval or account connection is needed. Airbnb includes the last 4 digits of the guest's phone in the feed, and Lock Orchestrator uses them as the PIN when they are present.
Which smart locks are supported?
Compatible Z-Wave, Zigbee and Matter over Thread keypad locks that your SmartThings or Hubitat hub can manage codes on. Lock Orchestrator talks to the hub, not the lock, so if the hub can manage the lock's codes, it works. The lock must accept 4-digit codes.
Can it prepare my home for guests and save energy after checkout?
Yes. On SmartThings and Hubitat, you can schedule compatible thermostats, switches, dimmers and hub modes around each reservation. Warm or cool the home and turn on welcome lights before check-in, then return to energy-saving temperatures and turn lights off after checkout. Choose the actions and their timing for each property; they run from the scheduled booking times, not from sensing whether guests have left.
When is the guest code created and deleted?
The PIN is written 60 minutes before check-in and deleted 15 minutes after checkout. When a calendar only gives dates, check-in is taken as 3:00 PM and checkout as 10:00 AM in the property's time zone, and you can edit any reservation's times in the dashboard.
How do I know the code actually reached the lock?
After every write, Lock Orchestrator reads the lock's code list back through the hub and only marks the code active once it is really there. If it is not, the write is retried automatically and you get an email to help you catch problems before arrival. The time available depends on when the booking syncs and the problem is detected.
What happens when a guest cancels?
When a booking disappears from the calendar feed, Lock Orchestrator marks it cancelled and removes the PIN from the lock right away instead of waiting for the original checkout. An empty feed has to repeat before anything is removed, and a stay already in progress is left alone, so a calendar hiccup cannot lock out a guest who is inside.
Is Lock Orchestrator a replacement for RBoy Rental Lock Automater (RLA)?
It does the same core job, calendar-driven guest codes, on platforms that are supported today. RLA ran as a SmartThings Groovy SmartApp, and Samsung shut Groovy down. Lock Orchestrator uses the current SmartThings API and also supports Hubitat Elevation.
How much does Lock Orchestrator cost?
$2 per connected lock per month, billed monthly. Properties, reservations and device automations tied to check-in or checkout are unlimited and included; only locks are counted. The 7-day free trial includes every lock and every feature, with no limits, and needs no credit card.
Do codes stop working if the internet goes down?
No. A code that is already on the lock is stored in the lock itself and keeps working during an internet or hub outage. Only new changes need a connection, and scheduling resumes when the hub is reachable again.
