Lock Orchestrator

Hubitat Airbnb lock codes, without the Groovy.

Automatic guest codes for every Airbnb, VRBO and Booking.com stay, on the locks your Hubitat Elevation already controls. Connected through Hubitat's own Maker API, so there's no custom app to install or keep patched.

Why hosts on Hubitat use it

Local-first hub, hands-off codes.

Hubitat supports compatible Z-Wave, Zigbee and Matter over Thread locks, and plenty of hosts moved there after the SmartThings Groovy shutdown. What it doesn't ship with is a way to read a booking calendar and turn each stay into a code. Your lock must expose code management through Maker API and accept 4-digit codes.

Rule Machine can get part of the way, but calendar parsing, cancellations, overlapping stays, slot collisions and confirming the code actually landed are where DIY setups break, usually on a Friday night.

  • Any calendar. Airbnb, VRBO, Booking.com, your PMS or direct-booking site, checked every 15 minutes.
  • Verified writes. The code is read back from the lock through Maker API. Hubitat's own "code failed" reports are surfaced as rejections, with the reason.
  • Beyond locks. Thermostats, switches and dimmers can run on check-in and checkout.
  • Mixed fleets. Hubitat and SmartThings hubs on one account, if some properties differ.
Setup

Connect Hubitat in four steps.

  1. Add Maker API. On the hub, go to Apps → Add Built-In App → Maker API.
  2. Tick your locks (and any thermostats, switches or dimmers you want to automate), then save.
  3. Copy the cloud URL. From the Maker API page, take a cloud link. The part before /devices is your Maker API URL, and the access_token value is the token.
  4. Paste both into Lock Orchestrator. Your locks appear; assign them to a property with its calendar link.

Cloud, not local. A local link such as http://192.168.1.20/apps/api/42 only works inside your network. Why, and what changes.

A smooth arrival matters to your guests and your business. An unresolved access problem can mean lost booking income and additional cancellation or relocation costs. Lock Orchestrator checks code updates through your hub, retries failed attempts and sends email alerts to help you catch problems before arrival. How this helps, and what booking-platform policies say.

FAQ

Questions, answered.

Do I need to install an app on my Hubitat hub?

Only Hubitat's built-in Maker API. There is no custom Groovy code to install or keep updated.

Which Hubitat devices can it use?

Locks the Maker API exposes with lock-code support, plus switches, dimmers and thermostats if you want check-in and checkout automations.

Should I use the cloud or local Maker API URL?

The cloud URL. The hosted service reaches your hub over the internet; the local URL only works from inside your network.

Does it work with Airbnb?

Yes. Paste your listing's iCal export link. No Airbnb API approval or account connection is needed. Airbnb includes the last 4 digits of the guest's phone in the feed, and Lock Orchestrator uses them as the PIN when they are present.

Put your Hubitat to work on check-ins.

Every lock and every feature, with no limits and no card. Connect a hub, pick your locks, paste a calendar link, and activate your next booking early to see its code verified on the door. About five minutes per property.
